Verdin Community Facilities District (CFD) Infrastructure
Achen-Gardner Construction begins infrastructure improvements for Verdin Community Facilities District (CFD)
Taylor Morrison, in partnership with City of Phoenix, has contracted with Achen-Gardner Construction to construct planned improvements as part of the Verdin Community Facilities District (CFD), which was created in April 2023. Through the public/private partnership created by the CFD, Taylor Morrison will contract for construction of the improvements, and City of Phoenix will own and operate the facilities after final acceptance and acquisition into the CFD.
Verdin is comprised of 473 acres of privately-owned land along Sonoran Desert Drive within the City of Phoenix, approximately 5 miles east of I-17, 5-1/2 miles north of SR Loop 101, and 3 miles west of Cave Creek Road. The site is bounded by Sonoran Desert Drive to the north, undeveloped State Trust Land to the immediate east and west, and parcels owned by City of Phoenix and the Flood Control District of Maricopa County to the south.
This site, along with other State Trust land along Sonoran Desert Drive, has been designated for future residential development by the City of Phoenix planning policies and guidelines for more than 30 years. As planned, Verdin and the surrounding State Trust Land along Sonoran Desert Drive are envisioned to develop and mature into a cohesive community that respects the natural environment and provides sustainable, responsible development to support continued growth in this area of the City.
Phoenix City Council approved the Verdin applications in July 2022, which cleared the way for construction of the planned development.
